Highland Homes is the Texas builder behind more new construction communities in Northeast Texas than any other company we represent. From Heritage Ranch and Canyon Creek Estates in Sherman to Gateway Village - The Reserve in Denison, Mantua Point and Thompson Farms in Van Alstyne, and further out to Monterra in Fate and Quail Hollow in Rockwall, Highland builds across a wider footprint of the region than almost any competitor. Understanding how Highland builds, what its floor plans offer, and how its buying process works matters before you ever step into a model home. Here is the builder profile we share with every client evaluating a Highland community.

Who is Highland Homes?

Highland Homes is a Texas-based builder with decades of experience building across the state. It is not a high-volume national company; it is a regional builder known for quality craftsmanship, energy-efficient construction, and floor plans designed for modern living. That regional focus means Highland refines its plans and processes on Texas buyers, and its communities tend to emphasize amenities, green space, and walkable design. You can see the company's full background on our Highland Homes builder page.

Where does Highland Homes build in Northeast Texas?

Highland's footprint spans several counties, and each community serves a different kind of buyer.

Grayson County: Sherman and Denison

In Sherman, Highland builds Heritage Ranch, a 440-acre master-planned community with homes from the $290s and floor plans from 1,468 to 3,164 square feet, plus a pool, trails, and Parker Elementary opening on site. It also builds Canyon Creek Estates, with homes from the $560s on oversized lots, floor plans from 2,602 to 3,785 square feet, a pool, a clubhouse, and easy access to Lake Texoma. Just north in Denison, Highland builds Gateway Village - The Reserve, with homes from the $350s on heavily treed lots with flowing creeks and Denison ISD schools. Compare the two cities on our Sherman vs Denison guide.

Van Alstyne: Mantua Point and Thompson Farms

Van Alstyne is one of Highland's most active markets. Mantua Point is a roughly 3,000-acre master-planned community with homes from the $350s, 25 miles of trails, and 274 acres of lakes. Thompson Farms offers 17 floor plans from roughly 2,300 to 3,600 square feet on 60-foot lots, with homes from the $500s, a pool, trails, and green space. Both feed into Van Alstyne ISD.

Rockwall County and beyond: Royse City, Fate, Rockwall, and Lavon

Farther south, Highland builds Creekshaw and Waterscape in Royse City, with homes from the low $300s and the $310s respectively and resort-style amenities and fishing ponds. In Fate, Monterra offers roughly 35 floor plans on 50 and 70-foot lots with a resort-style pool and pickleball courts. Quail Hollow in Rockwall is gated, with homes from the $590s on 62, 72, and 82-foot lots, and Hillstead in Lavon offers 11 floor plans from 1,582 to 2,919 square feet in Wylie ISD.

What makes Highland floor plans different?

The single biggest reason buyers choose Highland is the breadth of the plan library and the consistency of the design. Whether you are looking at a 1,468-square-foot entry plan in Heritage Ranch or a 4,425-square-foot home in Quail Hollow, the design philosophy stays the same: open-concept living areas, well-appointed kitchens, and primary suites laid out for how families actually live.

Because Highland is a regional builder, plans get refined on feedback from Texas buyers rather than rolled out across the country unchanged. The layouts you see in Sherman and Denison are tuned to the way buyers in this part of Texas use their homes.

What about construction quality and the warranty?

Every new construction home in Texas carries statutory warranty protections, and Highland backs its homes with a structured warranty process. Before closing, we go through the warranty line by line so you know what is covered in your first year, what the structural terms are, and how to file a claim. Our guide on new construction home warranties explains the protections every Texas buyer has.

What to watch for with a Highland purchase

The most important thing to know is the registration policy. Highland, like most builders, registers buyers on their first visit to the model home. Walk in without an agent and register directly with the sales team, and adding your own representation later becomes difficult or sometimes impossible. That single visit can quietly give up your right to be represented, so we coordinate registration for our clients before they ever set foot in the model.

It is also worth knowing what the base price includes versus what is an upgrade. The design center is where budget surprises happen, and we help clients separate the upgrades that protect resale value from the ones that are better handled later. See our new construction upgrades guide for what is worth the money and what to skip.

The smartest first step

Shannon and Scott Miles are new construction buyer specialists at eXp Realty and represent buyers at every Highland Homes community in Northeast Texas, from Heritage Ranch and Canyon Creek Estates in Sherman to Monterra and Quail Hollow in Rockwall County. They know the floor plans, the lot options, the builder's standard features, and how to negotiate upgrades and incentives. Because the builder pays the buyer's agent commission on new construction, their representation costs you nothing.

The best time to bring them in is before your first model home visit. Reach out to schedule a walkthrough of a Highland community and see for yourself what the builder is offering in Sherman, Denison, Van Alstyne, and beyond right now.
